She has become an expert on property preservation in two weeks. But, she may still lack some advanced training on property preservation. She may not understand dry winterization vs. wet winterization. She probably does not know the laws of trespass in all of the states. She may tell you it’s okay to ignore No Trespass signs when you are performing mortgage inspection tasks. She may not have explained to you that a property needs to be abandoned before the bank can order the securing and removal of debris. She may not understand that U.S. Census Bureau reports show that 90% of the U.S. is classified as rural.

The point I want to make is that there are some very young and inexperienced staff at some of the national and regional mortgage field service firms. As a property preservation specialist in the field, you need to understand that you always need to evaluate the directions you receive to make sure that they make sense and are not in violation of any rights, standards or laws. Never assume that the tasking party understands all aspects of property preservation. Never assume that banks and servicers never make mistakes. They make lots of mistakes … very day. Ask questions and evaluate all responses before you act.
