The mechanics lien is a BLACK CLOUD on the title to a property. Banks and their servicers HATE mechanics liens. The sale of the property gets tied up in the courts. A judge will not remove a properly placed lien from a property until the lien amount has been paid to the lien placer.
If you want to get the attention of a deadbeat field services firm, serve them with a notice that you intend to file a lien.
Be sure to read up on the lien laws in your state. Many states have time limitations on when you can file a lien.
