Property Preservation Tasks … Flying Blind … No Cost Allowables As A Reference

In the Navy for 20 years, I flew as a Naval Flight Officer … right seat navigator.  I learned as both a Navy navigator and a civilian pilot how to fly blind under instrument flight rules (IFR). Sometimes there were no visual references outside the cockpit until you saw the runway or the aircraft carrier at a distance of about a half-mile or less. In the Navy, I also taught high-altitude instrument navigation in both aircraft and flight simulators.

Some property preservation specialists are flying blind. They have no outside references. They have no idea of what to charge for a lock change, winterization, debris removal, or grass cut. A wet winterization pays a much high fee than a dry winterization. They are blind … they are in the dark and they often perform property preservation tasks for less than the market rate. They are leaving money on the table.

The Government has published property preservation cost allowables … what the Government considers to be fair pay. These cost allowables are published in documents for HUD, VA, Fannie-Mae and Freddie-Mac properties. Every property preservation specialists needs access to these important how-to/pricing publications. When you allow the Mortgage Order Mill to set the price, you are flying blind.  In many cases, you will be short-changed because you don’t know the market value for all of the common property preservation tasks. The Mortgage Order Mill has visibility and you don’t … you are at a huge disadvantage … you are flying blind.
