The Tactics For Mortgage Trash-Outs Has Changed

“Hello little girl. I did not expect anyone to be home. Will you and your mommy and daddy be out later today or tomorrow?”

“Hello little girl. I didn’t expect anyone to answer the knock on the door. I’m from your bank. Not really, I work for a large national mortgage field services firm that works for your bank. I just happened to be in the neighborhood. I’m very surprised to find anyone at home. You have a lovely home. That’s a huge widescreen LED television that I can see behind you. I also noted the Jet Ski in the driveway. Do you have a dog or an alarm system? Is there any chance that you and your mommy and daddy will be out of the house later today or tomorrow?”

Some property preservation mechanics acting as a bank representative have even trashed-out the wrong house and local law enforcement has not charged anyone with a crime because the order, even though wrong, came from a big bank. Local police do not see this as a crime … they say it’s okay to enter an unoccupied home to trash-out all of a family’s personal belongings and destroy their lives. Some property preservation mechanics will even break the door locks and enter an occupied home.

LISTEN to the 911 call.

“Mommy … the man from the bank is here again. Jennifer … I told you to keep the front door locked and not to open it for strangers. Mommy … the door was locked … he opened the locked door … I did not let him in. He broke the door frame”

  1. This is a common mistake made by most want-to-be Field Contractors who are trying to break into the business by which they have no idea what they are doing. Most often the reason for this is the Field Contractor is getting paid peanuts and are looking to make their money back. National Mortgage companies like LPSFS and other assign the work to just about anybody knowing they will not be held accountable. They intentionally leave the Field Contractor hanging with the assignment and then charging the Field Contractors insurance on Errors & Omissions. Additionally, National Fraud Alert or sometimes called National Fraud Alert Systems Database lists all these bad National and Field Contractors. 90% of the Regional Companies are those who have been rejected by the Nationals, the violate their Non-Compete clause and apply to the Clients themselves making the business more difficult to work in. Most of these Field Contractors and Regional’s simply have no idea what they are doing.

  2. Yes the national asset management companies are forcing the experienced ethical field contractors out of the business. The amount of middlemen in the industry coupled with the bidding wars of the national companies in attempt to land contracts has cut compensation to the field contractors by 50-75% over the last five years. This while fuel prices have doubled, disposal fees have increased 25-30%. The blog post seems to demonize field service reps. The banks and asset management firms are getting exactly what they pay for now days.
